Measurements and Sketch

If you suspect that the square footage listed on a home’s records is inaccurate, consider ordering a measurement-sketch. This will involve taking measurements of the living space, drafting an outline of the home with dimensions and total square footage; it can also include the garage and any other structures (sunroom, basement, enclosed patio, finished attic, etc). Knowing the true square footage can make a significant difference in pricing strategy and sales price. It can also prevent transaction issues that may arise later in escrow. Pricing will reflect the size of the property, number of levels and complexity of design.
